Bella Vegas Homes Realty rents to the first qualified applicant. Completed applications are considered on a first come first serve basis. Incomplete applications will be put back in queue. If your application is not processed, you will receive a refund in 5 business days once the property is no longer available.
The application fee is not refundable with exemption stated above. Bella Vegas Homes Realty will verify income, credit history and landlord history. Here is what we look for…
- Who must apply?: Not every resident needs to apply, but only applicants will be qualified and be on the lease. Non-applicant residents will sign an addendum stating they will obey the terms of the lease but they are not leaseholders.
- Documentation: Upload with an application.
a) ID.
b) Proof of income as outlined in the next section. - Income: Minimum 2.5x rent. With average credit score among two top applicants above 720 and 3 years minimum credit history, income requirements are waived. All evidence of income is verified. In cases where authenticity is questioned or verification is not possible, additional documentation may be requested such as bank statements, tax records, etc. Not considered: Undocumented income such as undeclared tips, cash, under the table, help from friends or family.
a) Employed: Must be able to show 3 months of full time employment. Submit paycheck stubs with YTD tax info. Gross monthly average income will be calculated.
b) Private Pension, Royalties, Retirement, SSA, Disability: Award letters or other proof of award and three recent full bank statement with deposit of such.
c) Alimony, Child Support, Court Ordered: Court filed paperwork showing dedicated payments for a minimum future one year and three recent full bank statement with deposit of such.
d) Self employed, 1099 employee, independent contractor, Uber – Lyft or app based drivers, please go here for more information - Credit: All credit history must have no bankruptcy and minimum history of 3 years. 620 minimum qualifies. 720 and up qualifies with no income requirements.
a) Bankruptcy with a completion date of less than 3 years will result in a double deposit regardless of score.
b) With multiple applicants, top two highest scores of income earners that meet 50% of required income will be averaged (600 and 650 score will average to 625)
c) If the credit report is locked out, or if applicant enters incorrect information which results in the credit agency not able to access information, applicant will need to re-apply.
d) No credit score is interpreted as a credit score below 620.
e) Foreign applicants or applicants who reside internationally will need to show proof of such.*** If you do not meet income or credit requirements, a double deposit will be asked. If you do not meet income AND credit requirements, a triple deposit will be asked. *** - “Co-signers” are allowed, but are considered residents and leaseholders of the home with all the rights, responsibilities, and liabilities
- Residential History: 3 years of verifiable residential history is required. Verifiable means speaking to an owner, a licensed property manager, or proof of ownership of residence. Roommates or unlicensed managers are not a verifiable source. Additional verification such as copy of lease, cancelled checks, or bank statements may be required when traditional backgrounds fall short. You will be rejected for any of these reasons:
a) Reports of damage
b) More than 2 late payments or 1 NSF check per most recent 12 months
c) Records showing evictions or money owed to prior landlords within the past 5 years. Covid-19 related evictions are not a reason for rejection. - Maximum Occupancy of People: Using HUD guidelines, maximum occupancy of people is 2 persons per bedroom.

- Acceptance, Move-in dates, and Payment of Deposits: Applicant must take possession no later than 20 days of application date. A deposit equal to one month’s rent is paid when signing, and the balance paid on move in date.
