Anti-Discrimination Policy – Property Management and Sales
Bella Vegas Homes Realty (BVHR) does not discriminate in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), handicap (disability), in accordance to Title VIII of the Civil Rights Act of 1968 (Fair Housing Act). In addition, as per Nevada Law NRS 118, BVHR prohibits discrimination due to ancestry and a recently signed law prohibits discrimination against transgendered people and sexual orientation.
Quantity of People – Property Management
BVHR uses HUD guidelines in selecting the maximum amount of people per home. In general, but with exception, 2 people per bedroom is the recommended maximum occupancy for a house. Exceptions can occur if the home is of exceptional small or large size. If a person or family are expecting children either by birth or adoption, the expectant child(ren) are not considered in calculating occupancy limits.
Disability Compliance – Property Management
BVHR will make reasonable accommodations to suit the needs of a potential tenant. Should a persons of disability require modification to a home to accommodate their disability, BVHR will allow the modifications at the tenants expense as prescribed by law.
Service Animals – Property Management
BVHR honors service animals and does not require a pet deposit for such. We require verifiable proof of need for a service animal and verifiable proof that the animal is a service animal.
